The Conveyancing Process

You will receive our simple move pack for you to complete prior to making an offer

You have your offer accepted, congratulations!

We order your express searches immediately on instruction. This means that your conveyancers have the searches much earlier in the process

Your conveyancer will then contact your sellers conveyancer to receive the draft contract

Once the draft contract is received your conveyancer will raise enquires on the draft contract and obtain a copy of the mortgage offer

Once you conveyancer has draft contract enquiries answered, the search results back and the mortgage offer, they will confirm that you are happy with all of the results

If you are happy with all of the results your conveyancer will arrange with you to send across the deposit for the property and prepare for the exchange of contracts

You will agree a date for the contracts to be exchanged. This means that both you and the seller are legally bound to transaction

Your conveyancer will prepare a draft deed and a completion information form and send it to your vendors conveyancer

Your vendors conveyancer will approve the draft transfer deed and a final copy is made. We may ask for you as the buyer to sign this prior to it being sent to the sellers conveyancer

Your conveyancer will then prepare their completion statement, carry out any pre completion searches and will contact your mortgage lender.

On completion day day the seller will vacate the property at the agreed time and your conveyancer will send the proceeds of the purchase to the sellers conveyancer.

The sellers conveyancer informs the estate agent to release the keys and sends the title deeds and transfer deed to your conveyancer

Your conveyancer will send any monies for the stamp duty payable to HMRC

16

Your conveyancer will then register the property in your names and submit to The Land Registry

Congratulations! you've bought your new home
